The plan is arranged around a courtyard rather than a hallway, so every principal room borrows light from two sides. It is the reason the ground floor reads as one open space without feeling like a warehouse.

Materials were chosen to age rather than date: honed limestone underfoot, oiled oak joinery, and bronze-anodised frames that will dull to a soft brown over a decade. Nothing here needs replacing on a fashion cycle.

The house was completed in 2023 and has been occupied by a single family since. Mechanical services, the roof membrane and the glazing all carry transferable warranties with time still to run.
